Growth Drivers for Neemrana

The real estate market in Neemrana looks promising with proposed transport links set to improve the city’s connectivity with Delhi/NCR, growing industrial activities and new developers entering the market. Transport Links

DMIC and Delhi-Mumbai Freight Corridor: Neemrana is a part of the Delhi-Mumbai Industrial Corridor (DMIC) and the Delhi-Mumbai freight corridor. This will improve the area’s connectivity to important destinations, increasing its worth and popularity. Alwar district, where Neemrana lies, will soon be connected to Delhi via a high-speed train.

Proposed Cargo Airport: A cargo airport is slated near Neemrana in the middle of Ajarka and Kotkasim. This will facilitate the cargo transportation of the finished products of the industries situated in Neemrana, Shahjahanpur, Bhiwadi and Bahrod.

Flyovers connecting Manesar and Neemrana: At present, NH-8 is the only way to reach Neemrana. But the National Highway Authority of India (NHAI) has started the construction of 14 flyovers from IMT Manesar to Neemrana at every 5 km. This will reduce the travel time between Delhi and Neemrana. A Super Expressway Highway is also planned parallel to the highway to improve the area’s connectivity.

Infrastructural Developments

Development of the Global City: A global city is slated in Shahjahanpur-Neemrana-Behror on 40,000 acres of land and will house around one million people. This mega city will have sub-cities within including the Cyber City, Medicity, Knowledge City, Entertainment City, SEZ City, World Trade City, Bio-diversity Park, a Dry Port City and an airport facility. All these will be self-sufficient in terms of residential, commercial, retail and entertainment spaces.

Neemrana as an education hub: A total of 38 universities have got sanctions to open up their institutes in Neemrana. This will generate employment opportunities for academicians and will attract a lot of students from Gurgaon and NCR to shit to Neemrana for higher education. At Present we have educational institites like NIIT University,Raffles University, St Margaret Engineering College,School of Aeronautics, St Xavier’s School, Raathi International School, MVM Parle School, Government Polytechnic etc.

Special Economic Zones: A lot of private builders are setting up their SEZs in Neemrana. Reliance group has got the approval to set its multi products’ SEZ spreading over 2,500 acre of land on NH 8 near Rewari. Ansal API has also come with its SEZ project over an area of 2,500 acre costing over Rs 6500 crore.

Industrial Growth

Neemrana Phase III – the industrial hub: Rajasthan State Industrial Development and Investment Corporation (RIICO) is setting Neemrana Phase III as an industrial hub with industrial estates here extending 2000 acres. The Rajasthan Government has also approved 1,100 acres of land to RIICO for a large industrial estate which would also have a residential colony with educational, medical and recreational zones.

Development of Japnese Park: RIICO has signed up with Japan External Trade Organization leading to several Japanese companies setting up their industrial units at Neemrana Industrial Area. This has led to a lot of white collar as well as labour jobs in the area. As a result, the demand for both premium residential living and affordable housing has increased considerably.

Korean Zone in Neemrana: An agreement has been signed between RIICO and South Korean Trade Promotion Agency in March 2013 and many automobile and electronic companies are expected to set up their base in Neemrana. The exclusive Korean Zone will spread across 250 acres of land and is being set up in Ghilot in Neemrana.

Indigenous and multi-national industrial groups: Neemrana is home to companies like Liberty Whiteware, Hero Honda, Pallavi Copper Pipes, AMD Metplast, Parle, Ginni, Prarna Syntex, and Rochee Breweries. Three Japanese logistics companies are going to set up operations over 75 acres of land in Neemrana.
